If you're moving to Davis-Monthan Air Force Base (DMAFB), the best neighborhoods to compare are Rita Ranch, Vail, Corona de Tucson, East Tucson, Southeast Tucson, and Sahuarita. East and Southeast Tucson put you closest to the gates, usually in older and smaller homes. Rita Ranch offers established subdivisions southeast of the base, mostly within Vail Unified School District. Vail and Corona de Tucson offer newer construction and more space with longer drives. Sahuarita offers master-planned amenities but requires a cross-metro commute.

The right choice depends on which gate you'll use, your duty hours, your budget compared with your Basic Allowance for Housing (BAH), your school needs, and how long you expect to stay. This guide covers each area, the base's 2026 gate changes, recent home sales by ZIP code, and what to know before buying or renting during a permanent change of station (PCS) move.

One update older guides miss: Davis-Monthan opened its new South Wilmot Gate in July 2026 and closed the North Wilmot Gate. That changes the commute math for anyone living south or southeast of the base.

How Davis-Monthan's Gate Changes Affect Where You Should Live

The new South Wilmot Gate gives people living south and southeast of the base a more direct entry point, but Craycroft is the only gate the base has confirmed as open 24 hours a day. For anyone working nights, weekends, holidays, or irregular shifts, the route to Craycroft can matter as much as the route to South Wilmot.

Current gate status

According to the 355th Wing's July 2026 announcement:

  • South Wilmot Gate opened to all traffic on July 6, 2026. It sits off East Valencia Road and South Wilmot Road on the south side of the base.
  • North Wilmot Gate closed to all traffic on July 2, 2026. Don't confuse it with the new South Wilmot Gate.
  • Craycroft Gate is open 24 hours a day, 7 days a week. The Visitor Center is located outside this gate.
  • Swan Gate is open 6 a.m.–6 p.m., Monday through Friday. The base's gate listing notes it is closed on holidays.

The base had not posted standing hours for South Wilmot on its website at the time of publication. Call Gate Operations at 520-228-3200 to confirm current hours before planning a commute around it, since gate hours can change on short notice.

Which gate fits which area

East Tucson

Weekday route to test: Swan or Craycroft via Golf Links Road

24/7 fallback to test: Craycroft (often already the closest gate)

Southeast Tucson

Weekday route to test: South Wilmot via Valencia Road

24/7 fallback to test: Craycroft via a route north to Golf Links Road

Rita Ranch

Weekday route to test: Valencia Road west to South Wilmot

24/7 fallback to test: Craycroft

Vail

Weekday route to test: Old Spanish Trail or Houghton Road to Valencia, then South Wilmot; I-10 from Rancho del Lago

24/7 fallback to test: Craycroft

Corona de Tucson

Weekday route to test: Houghton Road north to Valencia, then South Wilmot

24/7 fallback to test: Craycroft

Sahuarita

Weekday route to test: I-19 north, then east on Valencia Road to South Wilmot

24/7 fallback to test: Craycroft

If you work irregular shifts

If a gate runs only on weekdays or daytime hours, it won't help on a midnight shift, a weekend duty day, or a federal holiday. For anyone with irregular hours, the drive to Craycroft is the commute that actually decides whether a neighborhood works. That favors homes with a reasonable route to Golf Links Road, such as East Tucson, and makes the far south and southeast more of a tradeoff.

The two-route test

Before choosing a neighborhood, drive two routes at your real report and release times:

  1. Your normal weekday route to the gate closest to your duty location.
  2. The alternate route to Craycroft for times when other gates are closed.

If both routes work for your schedule, the neighborhood is a realistic option. I'm intentionally not publishing drive-time estimates. Duty location, time of day, and gate hours change the answer too much for a single number to be reliable.

Rita Ranch — Established Neighborhoods and Southeast Tucson Convenience

Rita Ranch is a master-planned community in southeast Tucson, within City of Tucson limits, and most of it is served by Vail Unified School District. It's often one of the first areas military buyers look at because it balances an established feel with a manageable drive to the south side of the base.

Housing: Rita Ranch was planned in the 1980s under the City of Tucson's Esmond Station Area Development Plan, and much of the housing dates from the 1980s through the 2000s. Expect single-family homes on standard suburban lots, many in subdivisions with their own HOA. Because the area is largely built out, most options are resales.

Daily life: Grocery stores, restaurants, medical offices, and services cluster along Houghton and Valencia roads. Saguaro National Park East and the Rincon Mountains are to the northeast.

Davis-Monthan commute from Rita Ranch: Valencia Road runs west from Rita Ranch past the south side of the base, making South Wilmot the natural weekday gate to test. If your duty location is on the north side or you work irregular hours, test the drive to Craycroft too.

Tradeoffs: Homes from the 1990s and early 2000s may be reaching the age where roofs, HVAC systems, and water heaters need replacement. Budget for that, and get a full inspection. Confirm school assignment by address, since boundaries near the edges of the area can differ.

Recent sales: See ZIP code 85747, which includes Rita Ranch and surrounding neighborhoods, in the sales comparison above.

Vail — Newer Communities, More Space, and Lifestyle Considerations

Vail is an unincorporated area southeast of Tucson served by Vail Unified School District, and it's where much of the southeast side's newer construction is happening. It draws buyers who want a newer home, more space, or mountain views, and who accept a longer and more variable commute.

Because Vail is unincorporated, services such as law enforcement and road maintenance generally come through Pima County rather than a city government.

Rancho del Lago is a master-planned community built around Del Lago Golf Club, just off I-10 at exit 279. It includes family neighborhoods and a 55+ Del Webb community. The I-10 access is convenient, but it's one of the farther points from the base.

Rocking K is a large master-planned community along Old Spanish Trail, adjoining Saguaro National Park East. Several national builders are active there, and the community includes parks, trails, and a splash pad. Old Spanish Trail connects north to Valencia Road and south toward I-10.

Davis-Monthan commute from Vail: Rancho del Lago and Rocking K have different access patterns, so "Vail" isn't one commute. Test both your weekday route toward South Wilmot and your fallback route to Craycroft from the specific community you're considering.

School boundaries: Vail Unified serves Vail, most of Rita Ranch, and Corona de Tucson, but assignment within the district varies by address. Check with the district rather than relying on a listing description.

Tradeoffs: New construction can mean builder incentives and modern energy features, but landscaping, window coverings, and other finishes aren't always in the base price. Ask for the full HOA disclosure and fee schedule early.

Recent sales: See ZIP code 85641, which covers Vail and Corona de Tucson, in the sales comparison above.

Corona de Tucson — A Different Option for Buyers Wanting More Space

Corona de Tucson is an unincorporated community south of Rita Ranch along Houghton Road, with about 9,240 residents as of the 2020 Census, and the entire area is served by Vail Unified School District.

Housing: Expect newer subdivisions alongside properties on larger lots, some with a more rural setting. That variety makes it possible to find things that are hard to locate closer in, such as room for an RV or a workshop.

Community feel: Corona de Tucson is quieter and more spread out than Rita Ranch. Public safety comes from the Pima County Sheriff's Department, and fire protection comes from the Corona de Tucson Fire District. Plan on driving north for most major shopping.

Transportation: Most commutes start on Houghton Road heading north toward Valencia Road or I-10. Of the southeast-side options, this is generally one of the longer drives to the base, and the fallback route to Craycroft adds more distance.

Tradeoffs: Larger-lot properties may involve wells, septic systems, or private road agreements. These need specific inspections and can affect VA financing, so identify them before writing an offer.

Recent sales: Corona de Tucson shares ZIP code 85641 with Vail, so the sales comparison doesn't separate the two.

East and Southeast Tucson — More Options Closer to the Base

East and Southeast Tucson offer the widest range of housing closest to Davis-Monthan, from older ranch-style homes to newer builder communities. For buyers who rank commute time above everything else, this is where the search usually starts.

East Tucson generally refers to neighborhoods north and east of the base, closest to the Craycroft and Swan gates on Golf Links Road. Housing spans several decades and includes single-family homes, townhomes, and some condos, many with no HOA. Most of this area falls within Tucson Unified School District, though boundaries vary. Because Craycroft is the 24/7 gate, East Tucson deserves a close look from anyone with irregular hours.

Southeast Tucson takes in neighborhoods south and southwest of the base, closer to the new South Wilmot Gate. Some builders have added newer communities here in recent years. For recent sales, see ZIP code 85756 in the sales comparison above.

Because these areas cover a lot of ground, evaluate them street by street rather than by a general label. Look at the home's age and condition, the assigned school, and the actual routes to your gates.

For families with school-age children: The Davis-Monthan School Liaison Program can help with district options, enrollment timing, and transition support. Arizona also allows open enrollment, so attending a school outside your assigned boundary may be possible depending on capacity.

Sahuarita — Master-Planned Living With Commute Tradeoffs

Sahuarita is an incorporated town south of Tucson along I-19, served by Sahuarita Unified School District, and its best-known community is Rancho Sahuarita. It appeals to buyers who want amenities and newer homes and are comfortable with a cross-metro commute.

Rancho Sahuarita is a roughly 3,000-acre master-planned community that broke ground in 2000. It centers on Sahuarita Lake, surrounded by parks and paved trails, with a clubhouse, pools, and a gated 55+ section called Rancho Resort. Other Sahuarita neighborhoods offer different home ages and HOA structures.

HOA considerations: Master-planned amenities are funded through HOA dues, and amounts vary by subdivision. Get the exact figure in writing and include it in your monthly budget.

Davis-Monthan commute from Sahuarita: The typical route runs north on I-19, then east on Valencia Road toward South Wilmot, crossing a busy part of the metro near Tucson International Airport. The fallback route to Craycroft is longer still, which matters if you work irregular shifts.

Recent Sahuarita sales (ZIP 85629): The Flexmls report shows 149 closed single-family sales, an average sold price of $354,926, about $184.57 per square foot, 60 average days on market, and an approximately 99% sale-to-list ratio. The average home size was 1,976 square feet. The $155,000–$700,000 sold range reflects the whole ZIP code, not just Rancho Sahuarita. See the reporting-period note above.

When it fits: Sahuarita makes the most sense when amenities, a particular home, or another household member's job on the south side outweighs a longer drive to the base. If someone in your household works near the airport or the I-19 corridor, see best places to live near Raytheon in Tucson for a related comparison, and my guide to living in Sahuarita: pros and cons.

Should You Live On Base or Buy a Home Off Base?

There's no universal right answer. It depends on your assignment length, your BAH compared with actual housing costs, your family's needs, and how much uncertainty you can absorb.

On-base housing: Military family housing at Davis-Monthan is privatized and operated by Soaring Heights Communities. It includes more than 1,100 homes across three neighborhoods, many originally built in the 1950s, and a $16 million reinvestment announced in 2026 is renovating homes over several years. Contact the Military Housing Office as soon as you have orders, because availability and waitlists vary.

Factors to weigh before buying:

  • Assignment length. Buying and selling involve transaction costs, and a short tour gives a home less time to offset them.
  • BAH vs. real costs. BAH is set by your duty station's Military Housing Area, pay grade, and dependency status. Compare it with your full monthly cost: principal, interest, taxes, insurance, HOA dues, utilities, and a maintenance reserve.
  • Maintenance. Owners pay for repairs a landlord would otherwise cover.
  • Interest rates and financing. Your rate affects both your payment and your options if you later rent the home out.
  • Resale or rental timeline. If you might keep the home as a rental, run those numbers before you buy, including property management.
  • Deployment and relocation uncertainty. Decide who will handle the home if you deploy or receive short-notice orders.
  • Renting off base. Renting is a sound option, especially for shorter assignments or if you want time to learn the area first.

Buying isn't automatically better than renting. It's a good fit when the numbers and your timeline support it.

What Military Buyers Should Know About Buying a Home Near Davis-Monthan

VA loan eligibility and lender requirements

A VA-backed home loan can be a strong tool, but eligibility isn't automatic. According to the U.S. Department of Veterans Affairs, you generally need a Certificate of Eligibility (COE), must meet VA and lender standards for credit and income, and must intend to live in the home. Rates, fees, and credit requirements differ by lender, so compare more than one. Most VA purchase loans include a one-time VA funding fee, though some borrowers, including many who receive VA disability compensation, are exempt. Confirm your situation with VA and your lender, and start with a Tucson mortgage pre-approval before shopping seriously.

VA appraisal vs. home inspection

A VA appraisal confirms market value and checks the property against VA Minimum Property Requirements for safety, soundness, and sanitation. It is not a home inspection. An independent inspection looks much more closely at the roof, HVAC, plumbing, and electrical systems. See my Tucson home inspection guide.

Arizona contracts and inspection timelines

Most Arizona resale transactions use the Arizona REALTORS® Residential Resale Real Estate Purchase Contract. Its default inspection period is 10 days after contract acceptance, counted in calendar days, unless the parties agree to a different number. On a PCS timeline, schedule inspections as soon as the contract is accepted.

Property taxes, insurance, HOA dues, and total monthly cost

Arizona property taxes are based on the Limited Property Value set by the county assessor, multiplied by the combined rates of every taxing jurisdiction covering the address, which can include the county, city, school district, and fire district. Insurance and HOA dues also vary by property. Compare homes by total monthly cost, not list price: a lower-priced home with high HOA dues and an aging roof can cost more month to month than a slightly pricier one.

New construction and remote buying

Builder contracts are written by the builder, not on the standard resale form. Review deposit terms, timelines, and inclusions, get an independent inspection even on a new home, and confirm your lender can close on the builder's schedule. If you're buying from out of state, video walkthroughs, electronic signatures, and remote closings can help, but leave time in your PCS plan for the inspection, appraisal, and any repair negotiations.

How to Choose the Right Neighborhood for Your PCS Move

Work through these questions in order:

  1. Which gate and duty location? It narrows your map more than anything else.
  2. What are your hours? Irregular shifts make the Craycroft route a deciding factor.
  3. What's your all-in monthly budget? Use BAH as a reference point, not an automatic ceiling or target.
  4. New or established? Newer and larger homes tend to be farther out; established homes tend to be closer in.
  5. What do your kids need? Confirm school assignment by address and talk to the School Liaison Program, especially for special education or mid-year moves.
  6. What amenities matter? Pools, trails, and clubhouses come with HOA dues.
  7. How long will you stay, and what happens after? Plan your exit, whether that's selling or renting the home out.

Frequently Asked Questions About Living Near Davis-Monthan

Where should I live if I'm stationed at Davis-Monthan?

Most people compare Rita Ranch, Vail, Corona de Tucson, East Tucson, Southeast Tucson, and Sahuarita. East and Southeast Tucson are closest to the gates. Rita Ranch offers established homes, mostly in Vail Unified School District. Vail and Corona de Tucson offer newer, larger homes with longer drives. Sahuarita offers master-planned amenities with a cross-metro commute. Start with your gate, duty hours, and monthly budget, then narrow from there.

Which Tucson neighborhoods are closest to Davis-Monthan?

East Tucson neighborhoods near Golf Links Road are closest to the Craycroft and Swan gates, and Southeast Tucson neighborhoods near Valencia and Wilmot roads are closest to the South Wilmot Gate. Closest on a map isn't always fastest, though. Traffic, your duty location, and which gates are open at your hours all affect the drive.

Is Rita Ranch convenient to Davis-Monthan?

For many people, yes. Rita Ranch is southeast of the base, and Valencia Road connects it west toward the South Wilmot Gate, which opened in July 2026. If your duty location is on the north side, or you work nights, weekends, or holidays, also test the drive to Craycroft, the base's 24-hour gate, before deciding.

Is Vail too far from Davis-Monthan?

It depends on your schedule and which part of Vail you choose. Vail offers newer, larger homes, but drives are longer and vary by community. Rancho del Lago sits off I-10, while Rocking K is along Old Spanish Trail. Buyers with standard weekday hours often find it workable; shift workers should weigh the longer fallback route to Craycroft.

How long is the commute from Sahuarita to Davis-Monthan?

There's no single reliable number. The typical route runs north on I-19, then east on Valencia Road toward the South Wilmot Gate, crossing a busy part of the metro. Departure time, traffic, gate hours, and duty location all change the drive. Test it at your actual report and release times before committing.

How does the South Wilmot Gate affect commuting?

The South Wilmot Gate, opened July 6, 2026 off Valencia and Wilmot roads, gives people living south and southeast of the base a more direct entry point. It replaced the closed North Wilmot Gate. Confirm its current hours with the base, since Craycroft is the only gate confirmed as open 24/7. If you work irregular shifts, plan a second route to Craycroft.

What is the best area for someone working irregular shifts?

Look for homes with a practical route to the Craycroft Gate, the only gate the base lists as open 24 hours a day. East Tucson neighborhoods near Golf Links Road are often the most direct. Areas farther south and southeast can still work, but test the Craycroft route at night or on a weekend before buying.

Should I buy or rent during a PCS assignment?

Neither is right for everyone. Buying can make sense when your assignment is long enough to offset transaction costs and your total monthly cost fits your budget. Renting off base or living in Soaring Heights on-base housing can be better for shorter tours or uncertain timelines. Compare full monthly costs and your plans for the home after you leave.

Can you use a VA loan to buy a home in Tucson?

Yes, if you're eligible. You'll generally need a Certificate of Eligibility, must meet VA and lender credit and income standards, and must occupy the home. Lenders set their own rates and fees, so compare offers. The home must also meet VA Minimum Property Requirements during the appraisal, which is separate from a home inspection.

What should military families consider when choosing schools near Davis-Monthan?

Start by confirming the assigned school for a specific address. The area includes Tucson Unified, Vail Unified, Sahuarita Unified, and other districts. The Davis-Monthan School Liaison Program can help with enrollment, records, special education transitions, and the Interstate Compact on Educational Opportunity for Military Children. Arizona also allows open enrollment, subject to capacity.
